Swannanoa Home Base with Grovemont and Bee Tree

Swannanoa takes its name from the Swannanoa River, which runs straight through this unincorporated corner of Buncombe County. It’s home base for O’Sheas Plumbing. Grovemont, laid out in the 1920s as a planned community, mixes stone cottages, craftsman homes and brick ranches. Down by the river, the former blanket-mill village is rows of one-story brick houses built for mill workers. Helene put water into more than half of them in September 2024. Floodwater doesn’t always leave damage you can see, so water heaters, gas valves and crawl space lines in those homes deserve a look. High Hickory, Alpine Mountain and Buckeye Cove fill out the rest of the home turf.

The Bee Tree community runs up Bee Tree Rd beside Bee Tree Creek, and its houses split between City of Asheville water and private wells. Ian’s side of that line is the plumbing indoors: fixtures, filtration and water heaters. Elevation is the other big factor. A lot of homes here sit below the sewer line and depend on sewage pump services to move waste uphill. That’s a big share of Ian’s work, and a pump alarm doesn’t wait for morning. Homes near Charles D. Owen Middle School on Old US 70 get the same 24/7 answer as the ones out past Warren Wilson College.

Asheville Plumbing

Head west from Swannanoa on US 70 or I-40, and East Asheville’s the first part of the city you reach, Oteen included. Parkway Forest’s brick ranches there date to the early 1960s. The city’s oldest districts go back much further, and houses that old often still carry galvanized supply lines and cast iron drains.

Montford was mostly built between 1890 and 1920, and Oakley’s subdivisions went in between 1913 and 1927. Kenilworth’s 1920s streets climb steep hillsides, where a lower floor can sit below the sewer line out front. After Helene, city water ran under a boil notice for 53 days, until Nov 18, 2024. Whatever the house’s age, Ian is on site for the repair, whether it’s a corroded supply line, a struggling pump or an old lateral that needs sewer services.

Black Mountain Plumbing

The Settings of Black Mountain sits inside the town limits on public water and sewer, with quarter- to half-acre lots. Creston, just outside the limits, has lots of a couple of acres or more on private wells and septic. Service runs between the road and the house get long out there. Ian’s on the house side either way, in those two and in High Cliffs at Round Mountain. Black Mountain borders Swannanoa on the east, about 4.6 miles off.

Laurel Ridge was developed in the early 1990s. Plenty of its homes are likely on a second or third water heater by now, with original shutoff valves still in place. When a tank’s leaking or the hot water turns rusty, Ian handles water heater replacement for any brand.

Fairview Plumbing

Wooded ridges and the open pasture of the Cane Creek Valley give Fairview its shape. It’s over the ridge south of Swannanoa, reached on US 74A. In Fairview Forest, Southcliff and Windsong Estates, houses often sit well back on sloping ground. On a long buried service line, a slow leak can go unnoticed for a while.

Greenwood Estates filled in over the 1980s, 1990s and early 2000s. Its oldest homes have supply lines, valves and faucet cartridges that have been working for close to 40 years. Lines exposed to the cold on these ridges need wrapping before winter, and insulation or heat tape on crawl space pipes is the standard fix. That won’t stop every freeze from finding a weak spot. If a line splits on a January night, our emergency plumber line is answered 24/7.

Woodfin Plumbing

New owners in Woodfin don’t always know who supplies their water. It can come from the Woodfin Water District, Asheville or Weaverville, with MSD on the sewer side. Riverside Dr follows the French Broad through town, with Martel Village and Company Bottom on the river side. Woodfin’s about 10.5 miles out, on the far side of Asheville from Swannanoa. Whichever provider fills the pipes, the fixtures, water heater and lines inside the house are Ian’s work.

Reynolds Mountain climbs a 500-acre hillside with natural gas and underground utilities. A new range, dryer or water heater up there needs a proper hookup. Ian’s gas installation service work falls under his NC plumbing license, and he’s the one doing it.

Arden with Royal Pines and Avery Creek

South of Asheville along I-26 and US 25A, the Arden area takes in Royal Pines and the Avery Creek area too. Oak Forest’s ranches date to the 1950s and 1960s, and homes that age can still have galvanized supply lines inside the walls. When galvanized rusts from the inside, you’ll see weak pressure and brown water after a few idle days.

Glen Arden Estates went up mostly in the 1970s on sloping lots. Ashley Woods was established in 2000, in the PEX era, so its homes are more likely to need water heater care than new pipe. Regular water heater maintenance keeps sediment from shortening a tank’s life. With both eras on the map, one Arden street can need a repipe while the next only needs a tank flushed. Licensed since 2019 and insured, Ian’s ready for whichever era of house he walks into.

Biltmore Forest Plumbing

Biltmore Forest went up in two waves. About 60 homes stood by April 1924, and a second round of building came in the 1950s and 1960s. Busbee, White Oak and Hilltop Rds were part of the street plan laid out by 1928, with Vanderbilt and Stuyvesant Rds as the main streets. If a 1920s house still has its original supply and drain lines, they’re well past their expected service life.

Biltmore Forest sits about 8.5 miles from Swannanoa, right next to South Asheville. Mature trees shade its big wooded lots, and their roots often grow close to buried water and sewer lines. Ian’s plumbing services cover repiping, water lines and drains on properties that size, and he’s on site for all of it.

Montreat Plumbing

Helene dropped 13 inches of rain on Montreat, and Flat Creek came out of its banks and down Graybeard Trail. The town’s reached through Black Mountain. Montreat runs its own town water system, so Asheville’s water reports and outage dates don’t apply here.

Mountain Retreat Subdivision and The Rainbow Subdivision are two of the town’s named neighborhoods. Around town, some summer cottages have no insulation and no heat, and some rustic cabins have no HVAC at all. A cottage left empty through the winter needs its water shut off, lines drained and water heater powered down before the first hard freeze. It needs a careful restart in spring, too. Ian can winterize a cottage before you leave and bring the water back on when you’re home again.

Local Knowledge Behind Every Call

Each community on this page has its own water supply, its own grade and its own era of housing. Knowing which is which saves time once Ian’s at the door. In his Google review, Dillon wrote that Ian “does excellent work” and “was very respectful to me and my family.”

O’Sheas Plumbing is rated 5 stars on Google, and every job comes with our satisfaction guarantee. Plumbing emergencies don’t keep business hours, and neither do we. Call (828) 348-5820, day or night, and you’ll talk to Ian.

Did you know?

Boston’s Tremont House opened in 1829, and it’s best known as probably the first hotel with indoor plumbing. A steam pump lifted its water to a tank on the roof. All eight of its water closets were on the ground floor.

FAQs on Plumbing Service Areas near Swannanoa

Ask a question here.

What areas does O’Sheas Plumbing serve near Swannanoa?

O’Sheas Plumbing is based in Swannanoa, including Grovemont and Bee Tree, and serves Asheville, Black Mountain and Fairview as its closest towns. Woodfin, Arden, Biltmore Forest and Montreat are covered too. Fletcher, Ridgecrest, Royal Pines and the Avery Creek area round out the list. If you’re unsure about your street, call (828) 348-5820.

Is there a plumber near Warren Wilson College in Swannanoa?

Yes. O’Sheas Plumbing is based in Swannanoa and serves the homes along Warren Wilson Rd near Warren Wilson College. That stretch sits on river bottomland, and the college reported extensive flooding of its farm and garden in Helene. Homes on low ground there are worth a post-flood check of crawl space lines and water heaters.

Who handles plumbing along Old US 70 near Charles D. Owen Middle School?

O’Sheas Plumbing covers the Old US 70 corridor in Swannanoa, including the homes around Charles D. Owen Middle School. In 2012, Buncombe County granted MSD easements to repair or replace aging sewer lines in the Swannanoa area on Old US 70. That was public-side work, so a home’s own lateral may still be original. A sewer camera inspection shows its condition.

Which plumbers work in Grovemont and Bee Tree?

O’Sheas Plumbing works throughout Swannanoa, including Grovemont and the Bee Tree community up Bee Tree Rd and Bee Tree Creek. Both sit right on the home base’s doorstep. In 2018, a 6-inch City of Asheville main off Bee Tree Road failed, likely due to age, leaving about 85 homes without water. After a main repair like that, homes can see pressure drops and sediment at fixtures and water heaters.

What should homes in Swannanoa’s former blanket-mill village check after flooding?

In Helene, Swannanoa River water surged through the post office, grocery store and hardware store in the former mill village. Slow drains afterward can mean silt in the line, and a sewer camera inspection will show it. O’Sheas Plumbing does these checks across the village and the US 70 corridor.

Is Black Mountain’s water different from Swannanoa’s?

Yes. Swannanoa’s public-water homes are on City of Asheville water, while Black Mountain runs its own town system. That town system also lost its Asheville supply main in Helene. MSD handles the sewer in both communities. Either way, Ian works on the plumbing inside the home: supply lines, fixtures, water heaters and drains.

What should Montreat homes check after a town water outage?

Helene left Montreat’s town water system inoperable, and the town had it repaired within two weeks. Water that returns after an outage like that can carry sediment into aerators, valves and the water heater. O’Sheas Plumbing can flush and check those for you. Share gate and owner access details when you book.

Which parts of Asheville does a Swannanoa plumber cover?

O’Sheas Plumbing works across Asheville, starting with East Asheville and Oteen, the zone closest to Swannanoa along US 70 and I-40. It also covers Montford, North Asheville, Grove Park, West Asheville, Oakley, Kenilworth, Parkway Forest, Biltmore Village and South Asheville. Asheville sits about 8.7 miles from Swannanoa. Its housing is the oldest in the area the business serves, so repiping and sewer work come up often.

Is there a plumber for Fairview and the Cane Creek Valley?

Yes. Fairview sits about 5.8 miles from Swannanoa, and O’Sheas Plumbing covers Butler Mountain Estates, The Willows, Sugar Hollow and The Crossings at Cane Creek. Ian handles fixtures, water heaters, gas lines and drains out there, so tell us how to reach the house when you call.

How far south and west of Swannanoa does O’Sheas Plumbing travel?

From Swannanoa, Ian covers Woodfin, Arden, Biltmore Forest, Royal Pines and the Avery Creek area. Arden sits about 11 to 14 miles away, reached through or around South Asheville. Woodfin stayed under a boil notice until Nov 18, 2024, after Helene damaged its water lines.
